For the majority of people, ACCA’s checklist may a well be written in Greek.  So, we’ve highlighted a few of the important things covered during a maintenance visit, along with a homeowner friendly explanation of why.

-Clean or replace air filter. As the filter becomes dirty or clogged, it restricts airflow which puts strain on your furnace, causing higher energy bills, repairs & premature equipment failure

-Inspecting grilles, registers, & diffusers. Dust and debris can build up in the vents causing blocked airflow, while it’s easy enough to clean the surface debris with routine housekeeping, the vent covers should be removed for a deeper cleaning.

Inspect Airflow across Heat Exchanger. In addition to inspecting the heat exchanger for signs of corrosion, structural problems, and erratic flames, our technicians inspect the airflow across the heat exchanger.  If dust collects across the heat exchanger it reduces the amount of heat it can transfer, which make your furnace run harder and longer to reach the desired temperature, which uses more energy and reduces the furnaces lifespan.

-Clean the Blower Motor. The blower motor one of the main components of a gas furnace and keeping it well maintained is crucial to ensuring your furnace operates efficiently.  Our technicians remove access panels that cover the filter and clean pulleys, belts, and motor with a damp cloth to remove any accumulated dirt.  Additionally, we measure & record amp draw to blower motor / nameplate data (FLA) as available, test blower motor amps and motor volts, and inspect fan blade & blower wheel connection to blower motor.
